PES Crawlspace often finds that the reason for upgrading an existing vented crawlspace to a sealed crawlspace is moisture issues and the presence of mold in the crawlspace.
It is essential that the mold be properly removed and remediated before sealing your crawlspace. The mold should never be simply treated or “killed”, it must be remediated and removed from the space. This includes having a certified mold remediation company setting up the space under negative air, wiping down the mold growth, HEPA vacuuming heavy mold growth, and treating the space with an antimicrobial solution. If the space is treated for mold remediation improperly the mold growth can easily be spread to the living environment of the home.
If you kill the mold, either via drying it out or simply spraying a chemical on it, and you don’t actually remove the mold you are not achieving anything but preventing the growth of more mold. The allergens and toxins a still very present in “dead” mold spores and as soon as moisture is reintroduced to the “dead” mold spores it comes back to life and starts growing and spreading again.
NEVER let someone tell you that you don’t need to address the mold or that when it is dead you don’t have any more issues.
